Notice of Excess Land Sale

The Office of the Otter Tail County Auditor-Treasurer will receive sealed bids for the sale of the following described real properties:

Folden Township

Parcel No. 27-000-23-0155-001

Legal Description

Beginning Thirty-Three (33) feet West and Six Hundred (600) feet South of Northeast (NE) corner of the Southwest Quarter (SW¼), Section Twenty-three (23), Folden Township (Township One Hundred Thirty-Two (132) North, Range Thirty-Eight (38) West;  running thence South 217.8 feet; thence West 200 feet; thence North 217.8 feet; thence East 200 feet to point of beginning.  Containing 1 Acre.  Subject to any and all existing easements of record and to a 60’ right-of-way easement as measured from the centerline of County State Aid Highway 65, and

 

Maine Township

Parcel No. 38-000-16-0104-002

Legal Description

Beginning at the Northwest (NW) Corner – Section 16 – Township 134 North Range 41 West, thence Easterly along the north line of said Section 16 for a distance of six hundred feet (600’), thence Southerly parallel the West line of said Section 16 for a distance of four hundred fifty feet (450’), thence Westerly parallel the North line of said Section 16 for a distance of six hundred feet (600’) to the West line of said Section 16, thence Northerly along section line four hundred fifty feet (450’) to the point of beginning.  Subject to any and all existing easements of record and to a 60’ right-of-way easement as measured from the centerline of County State Aid Highway 35.

Details

The above described real properties will be sold in their current condition.  The property was previously used by the Otter Tail County Highway Department.  The sale and planned future development/use of the above described properties are subject to any and all existing easements and public road rights-of-way of record, to a 60’ right-of-way easement as measured from the centerline of County State Aid Highway 35 and County State Aid Highway 65, as well as any County and/or Township ordinances.

The Office of the Otter Tail County Auditor-Treasurer, Government Services Center – 510 Fir Ave W., Fergus Falls, MN  will accept sealed bids until 1:00 p.m. on Friday, May 1, 2020.  The Otter Tail County Auditor-Treasurer’s office will open and read aloud the sealed bids on Monday, May 4, 2020 beginning at 1:00 p.m. in the West Battle Lake Room of the Government Services Center located at 510 Fir Ave W., Fergus Falls, MN.

A bid bond or cashier’s check equal to at least 5% of the total bid amount must accompany the sealed bid.  The cashier’s check should be payable to the Otter Tail County Treasurer.  Otter Tail County will require payment in full at the time of closing.  In addition to the total base bid amount, the successful bidder will be responsible for the legal publication cost, any County and/or Township deferred, pending or current assessments, any legal costs related to this sale and all other costs, fees (recording fee and well certificate fee), taxes (deed tax) etc. associated with the closing of the sale.

The Otter Tail County Auditor-Treasurer reserves the right to open competitive bidding at 1:00 p.m. on Monday, May 4, 2020, to those individuals/entities that submitted a qualified sealed bid on or before 1:00 p.m. on Friday, May 1, 2020.

A qualified sealed bid will consist of the following:  the County Official Bid Form, the total base bid amount, which excludes the additional costs noted above, a preferred closing date for the property transaction, contact information (address and phone number), signature and either a bid bond or a cashier’s check equal to at least 5% of the total base bid amount. An official bid form, which contains a special note can be obtained from the County Auditor-Treasurer’s office during normal business hours or can be downloaded from the County website (above)

The Otter Tail County Board of Commissioners will award the sale of the above described property on Tuesday, May 5, 2020 to the highest and most responsible bidder (the bid most favorable to the County); however, the Otter Tail County Board of Commissioners does reserve the right to reject any and/or all bids.  All iron ore and other valuable mineral right in and upon the property shall be reserved to the County of Otter Tail, MN.
